Landlords and property agents can cover themselves for legal fees to recover ground rent and service charges following an initiative from Solitaire Group.

It has teamed up with legal expenses insurer DAS and Jersey-based Shepherd Insurance Brokers to offer cover of up to £25,000 in legal costs.

Annual premiums are likely to start at £250 for professional landlords with several properties.

Certain conditions apply to the cover, for example, there must be a written lease that has been in force for three years and the amount in dispute must be more than £250.

Shepherd Insurance Brokers is making this new arrangement immediately available to property owners with more than £3m worth of commercial property, whose insurances the company already handles.

The scheme will also be wholesaled to other brokers so that their property holders may also be covered by DAS.
