Royal & SunAlliance is piloting a five-year-long home and contents policy that combines a maintenance service to protect against wear and tear.

The policy, called Maintain and Insure, starts with a professional survey, which costs the policyholder £99, but would normally cost about £300.

RSA will include this cost within the premium if the policyholder decides to opt for the package.

The policyholder is given a logbook on the state of the property after the initial inspection and will receive further site visits on year one, three and five of the policy.

Spokesperson Jon Sellors said the policy is about £20 a month more expensive than the standard RSA home and contents policy.

"We are pitching the policy at the ordinary house up to a maximum of five bedrooms," he added.

"The surveyors will either give the house the ok to insure straight away, or advise on remedial work, or actually withdraw the offer of cover because the property suffers from serious damage."

RSA will pilot the maintain and insure policy for the next six months within the M25 area.

The insurer is aiming to sell about 600 policies within the pilot period.

It will be sold directly throughout this time, but will be rolled out to brokers if the pilot proves successful.
