’The Renters’ Rights Act will bring the biggest amount of change for landlords in a generation and it’s important that they can access quality insurance products,’ says commercial director

Arc Legal Group has launched its enhanced landlords legal expenses proposition for brokers, MGAs and letting agents.

The propositon has been setup in anticipation of the implementation of the Renters’ Rights Act on 1 May 2026, in which the abolishment of ‘non-fault’ section 21 notices, and the increased period before a landlord can start eviction proceedings, will heighten landlords’ exposure to rent arrears.

The legal group has developed a new product to provide landlords with specific protection.

This includes day one rent payments until vacant possession has been gained and a mediation service to gain possession quicker than having to wait for formal court proceedings to start.

The product also provides a package of legal expenses tailored to the needs of landlords including legal defence, property, contract and tax disputes.

John Walsh, commercial director at Arc Legal, said: “The Renters’ Rights Act will bring the biggest amount of change for landlords in a generation and it’s important that they can access quality insurance products backed by A rated capacity that deliver when they need it most.

”We have significant experience providing and servicing landlord legal expenses and rent protection products and we have introduced these enhancements in direct response to the act and the increased exposure to landlords it creates.”

Not ’left out of pocket’

The product enhancement will also allow landlords access to Arc’s in-house legal advice team, providing Renters Rights’ specific and general landlord legal advice.

Walsh continued: “It’s important that brokers, letting agents and distributors check the terms and conditions of their landlord legal expenses insurance and rent protection policies carefully.

”Our product paying rent from day one is vitally important, so landlords aren’t left out of pocket due to the increased period before court proceedings can start. The introduction of mediation not only provides a valuable service to landlords which aims to shorten the claims process and avoid long and complex eviction proceedings, but it also helps us control costs, allowing us to offer our partners competitive and sustainable pricing.”
